PD Planned Development District
OVERVIEW
- Zoning District that provides a permit process for implementation of a specific plan which as been adopted for a particular site or geographic area of the city
- No uses are permitted without an adopted Specific Plan
- Approval of a Specific Plan will include the review and approval of land uses, site development plans, infrastructure improvements, architectural designs, environmental protection measures, and performance standards for operation of allowable use
- All properties within the Northeast Ridge subarea are zoned PD

Vacant Parcels Zoned PD:

Northeast Ridge:
- Minor modifications at the Ridge that do not materially affect the use, nature, appearance, quality or character of the project may be approved by the Zoning Administrator
- ADUs at the Ridge are allowed and only require a building permit application
- Major modifications to a PD permit require City Council Approval
- All noninvasive trees within the Northeast Ridge PD district are permit protected and require a tree removal permit
DEVELOPMENT REGULATIONS
Development and design standards and regulations within a PD district are established in a Specific Plan adopted by resolution of the City Council for the parcels proposed for development. No building, structure, or land shall be used and no building or structure shall be erected, enlarged, or structurally altered except for the installation of any structure or equipment or the conduct of any activities for the purpose of testing, investigation, remediation, or monitoring of existing conditions on the property, as determined by the city engineer, per BMC §17.28.030.
PARKING
All uses in the PD shall comply with the parking regulations set forth in BMC Chapter 17.34.
SIGNS
All advertising signs in the PD shall comply with the sign regulations set forth in BMC Chapter 17.36.
